New Hanover Township received a SALDO application from Firely Enterprises, LLC called 704 Kulp Road on March 29, 2023.  The preliminary plan is proposing to subdivide 2.18 acres of 46.1 acres and then construct a single-family home on the 2.1 acres on Kulp Road; Deep Creek Road is the nearest cross street.

New Hanover Township received a SALDO application from 223 Schuylkill Road LP called Gambone: 2481 Romig Road on September 22, 2020.  The final plan will create 52 single-family homes on 21.90 acres of land on Romig Road; Buchert Road is the nearest cross street.

600 Hildebrant Road (sketch plan)

New Hanover Township received an initial sketch plan from the Barbara Slater Trust (through John Aston) on February 23, 2023.  The concept plan is proposing to subdivide one lot into two lots on 22.82 acres of land on Hildebrandt Road; Finn Road is the nearest cross street.

New Hanover Township received a revised sketch plan from MacIntosh Homes, LLC on February 9, 2023.  The plan is proposing to develop 39 single family homes on 35.45 acres into two lots on Moyer Road; Yarnell Road is the nearest cross street.

HANOVER CROSSING

The subject property is approximately 32.99 acres and is located within the R-25 Zoning District. The applicant is proposing 65 single family homes off Swamp Pike and Reifsnyder Road that will be serviced by public water and sewer.

Artisan Land Company submitted a preliminary plan called Greens at Gilbertsville on April 28, 2022.  The preliminary plan is proposing to create 297 single-family homes on 221.72 acres of land on Lutheran Road (Gilbertsville Golf Course); Swamp Pike is the nearest cross street.

The developer will be showing the two below plans to the Board of Supervisors on June 15.

New Hanover Township received a sketch plan from R.P. Wynstone, L.P on July 22, 2022.  The plan is proposing to subdivide 191 acres into 774 units (1 detached dwelling, 159 active adult singles, 39 carriage homes, 23 combined use units, 401 townhouses, and 151 apartments) with 155,000 square feet of commercial space on Swamp Pike and North Charlotte Street.

Town Center #811

New Hanover Township received a preliminary plan application from R.P. Wynstone, L.P on December 1, 2021.  The new plan is proposing to subdivide 195 acres into 638 units (187 single-family, 437 townhouses/twins, 13 multi-family, and 1 existing detached dwelling unit) with 315,700 square feet of commercial space (285,000 general commercial and 30,700 office space) on Swamp Pike and North Charlotte Street.

This plan will be placed on the PC agenda for consideration on February 9 and the BOS agenda for consideration on February 28 (special meeting).

PACER'S GAIT

The subject property is approximately 5.76 acres and is located within the R-15 Zoning District along the south side of Dotterer Road.  The Applicant is proposing to subdivide the lot into 7 single family homes.

Status: The project received preliminary approval from the Board of Supervisors on April 5 and will be requesting a recommendation for final approval from the Planning Commission.

TROTTER'S GAIT

The subject property is approximately 13.48 acres and is located within the R-15 Zoning District. The existing property is improved with a single family home with several outbuildings, including a wood barn. The site is located outside of the FEMA mapped 100 year floodplain. The existing site is served by private on-lot sewer and water. The Applicant is proposing to subdivide and develop the parcel under the permitted by right B-2 Performance Standard Development with 29 single family detached lots and an open space lot. As proposed the project will be constructed in a single phase.

THE VILLAGE AT NEW HANOVER

New Hanover Township received a SALDO application from R.P. Wynstone, L.P. called The Village of New Hanover on July 30, 2021.  The preliminary plan is proposing to create 22 townhouses homes on 1.92 acres of land on Swamp Pike and one lot with 10,672 of commercial space; Dotterer Road is the nearest cross street.

Westwood MAGUIRE TRACT

The Township received a revised SALDO application from Select Properties called Westwood Maguire on November 9, 2020.  The preliminary plan is proposing to create 27 single-family homes and 38 townhouses on 22.90 acres of land on Rhodes Road; Liberty Bell Drive is the nearest cross street.  Note: This is the fourth revision of the plan. Previous revisions dates were December 27, 2013; October 30, 2019; and May 15, 2020.  Based on its initial application, this plan is protected from ordinances changes after December 27, 2013.
