FDEV

The plan is for three new proposed residential lots and one existing single-family lot that is currently a single parcel.  The site is located on the west side of Layfield Road (S.R. 0663), across from Colflesh Road.  According to the plan provided, the three new single-family homes will all access Layfield Road (S.R. 0663) via a new residential street (Swan Circle), which will be located directly opposite Colflesh Road.  These three new lots are to be completed in Phase 2, while modifications to the existing lot are proposed for Phase 1.

Status: The entire project has been preliminarily approved.  Phase 1 of the project received final approval by the Planning Commission.

New Hanover Town Center

The subdivision is located on the south side of Swamp Pike and extends from North Charlotte Street (S.R. 0663) to Township Line Road and proposes to be serviced by public water and sewer. The proposal would subdivide 208.907 acres into 761 dwelling units and 210,310 sf of non-residential buildings and open space.

Revised Preliminary Plan

Status: The project is requesting revised preliminary approval from the Planning Commission.

Pacer's Gait

The subject property is approximately 5.76 acres and is located within the R-15 Zoning District along the south side of Dotterer Road.  The Applicant is proposing to subdivide the lot into 7 single family homes.

Renninger Tract

Phase C would include all work to complete the Middle Creek Road improvements starting to the north of its intersection with proposed Road B and extending to the north of its intersection with proposed Road A for an additional 200 feet.  Phase D then includes the 40 proposed homes located along proposed Road D on the east side of Middle Creek Road, which will connect to Peter’s Lane and the Country Meadows subdivision.  Phase D also includes the work along Middle Creek Road from Swamp Pike to the north of proposed Road D.  Included in this work are improvements along the Phase 2 Swamp Pike frontage, the relocation of the Middle Creek Road intersection with Swamp Pike to the east of its current location including reprofiling of the vertical alignment, and reconstruction of the driveway for the Babb parcel.

Status: The project is requesting final approval from the Board of Supervisors.

Trotter's Gait

The subject property is approximately 13.48 acres and is located within the R-15 Zoning District. The existing property is improved with a single family home with several outbuildings, including a wood barn. The site is located outside of the FEMA mapped 100 year floodplain. The existing site is served by private on-lot sewer and water. The Applicant is proposing to subdivide and develop the parcel under the permitted by right B-2 Performance Standard Development with 29 single family detached lots and an open space lot. As proposed the project will be constructed in a single phase.

Wagner Road Tract

The subject property is approximately 10.4207 acres and is located within the R-25 Residential Zoning District. The existing property is improved with a driveway and residential dwelling. The site is located outside of the FEMA mapped 100 year floodplain. The proposed subdivision will be serviced by public water and public sewer. The Applicant is proposing to subdivide the existing tract into 10 lots. Nine of the homes will have direct access to Wagner Road, the other lot will take access to Tory Lane.
